SUMMARY
The Senior Building Enclosure Commissioning Authority serves as the technical lead on building enclosure commissioning (BECx) projects across WorkingBuildings' national portfolio, with current active work in New York, Atlanta, and Nashville. This position is responsible for the full technical delivery of assigned enclosure commissioning projects including design and submittal review, commissioning plan development, field and laboratory testing, mock-up evaluation, deficiency tracking, and owner reporting as well as for scoping and pricing new enclosure work through technical proposals and fee estimates. The position works alongside WorkingBuildings' MEP commissioning, sustainability, and building performance teams to deliver integrated services to owners, architects, and contractors, and represents the enclosure discipline directly to clients and design and construction teams.
DUTIES AND RESPONSIBILITIES:
- Serve as Building Enclosure Commissioning Authority of record on assigned projects, owning technical quality and client communication from design through closeout.
- Develop enclosure commissioning plans, field testing protocols, and mock-up review programs, including air and water infiltration, adhesion, thermal, and related testing.
- Review enclosure design documents, specifications, shop drawings, and submittals for constructability, performance, and code compliance, and document review comments.
- Witness, evaluate, and report on field and laboratory testing of enclosure assemblies.
- Conduct field observations and quality assurance reviews of roofing, air/water/vapor barriers, curtain wall, glazing, waterproofing, and other enclosure assemblies.
- Identify enclosure deficiencies, document findings with supporting photographs and references, and track issues to resolution with design and construction teams.
- Prepare clear, well-organized commissioning reports and project deliverables for owners and design teams.
- Represent the enclosure discipline in design reviews, construction progress meetings, and OAC meetings.
- Write technical proposals for enclosure commissioning services, including the technical approach, scope of services, deliverables, exclusions, and assumptions.
- Prepare fee estimates and level-of-effort budgets, including testing quantities, site visit frequency, staffing plans, and reimbursable expenses.
- Review RFPs and owner project requirements to define an appropriate enclosure commissioning scope for the project type and delivery method.
- Support client interviews and scope negotiations with owners, architects, and construction managers.
- Track project budget, schedule, and level of effort on assigned projects and communicate variances promptly.
- Travel to project sites as required, including work on active construction sites and at elevation.
- Perform other duties as assigned.
REQUIRED SKILLS/ABILITIES:
- Working knowledge of building enclosure assemblies, materials, detailing, sequencing, and common failure modes.
- Familiarity with enclosure commissioning standards and guidelines, including ASTM E2813, ASTM E2947, and NIBS Guideline 3.
- Knowledge of enclosure field and laboratory test methods, including ASTM E1105, ASTM E783, AAMA 501.2, and infrared thermography.
- Ability to interpret architectural and structural drawings, specifications, and submittals, and to identify detailing and constructability issues.
- Ability to define a project scope and build a defensible fee estimate and level-of-effort budget.
- Strong technical writing skills; able to produce proposals and commissioning reports that stand on their own without editing.
- Strong verbal communication skills; able to present findings and defend technical positions with owners, architects, and contractors.
- Ability to manage multiple concurrent projects across geographies and to prioritize competing site schedules.
- Proficiency with Microsoft Office; familiarity with commissioning management, document control, and construction collaboration platforms (e.g., Procore, Bluebeam).
- Ability to travel to project sites approximately 30-50% of the time.
- Valid driver's license and ability to meet client site access, safety training, and background check requirements.
- Preferred: experience performing building condition assessments, facility condition assessments, or forensic enclosure investigations on existing buildings.
- Preferred: experience in healthcare, life sciences, data center, higher education, or aviation projects.
EDUCATION AND EXPERIENCE:
- Bachelor's degree in architecture, architectural engineering, civil engineering, mechanical engineering, building science, or a closely related field required.
- Minimum of 8 years of professional experience in building enclosure commissioning or construction administration on enclosure-intensive projects required.
- Equivalent combination of education and directly related building enclosure experience will be considered.
- Preferred: one or more of the following credentials: CBECxP (Certified Building Enclosure Commissioning Provider), BECxP (Building Enclosure Commissioning Process Provider), or CxA+BE (Commissioning Authority + Building Enclosure).
- Preferred: professional licensure as a Professional Engineer (PE) or Registered Architect (RA).
- Preferred: demonstrated experience preparing technical proposals and fee estimates for consulting services.
SUPERVISORY RESPONSIBILITIES:
This position does not have direct supervisory responsibilities. The position provides technical direction to project staff and field personnel assigned to its projects.

- Must occasionally lift and/or move up to 50 pounds, including testing equipment.
- Specific vision abilities required include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
- Requires frequent travel by air and vehicle to project sites in multiple markets.
