The Director of Facilities is responsible for the evaluation of potential new space and management of construction projects for Laboratory, Clean-Room, and Office space on a multi-site campus. Additionally, this role will oversee the maintenance programs for 115,000 square feet of Lab and office space and staff that supports the operations for the Company. An additional 40,000 square feet is projected in the coming months and years and will require build-out and supportive maintenance. Company leases space from the University of Oklahoma Research Park and close coordination and collaboration with University representatives is ongoing.

Position Duties...
- Management and supervision of Maintenance team direct reports.
- Oversight, planning and project management for construction projects, maintenance programs, and operational support.
- Budget management for construction projects
- Function as liaison between Company leadership, The University of Oklahoma Health Sciences Center Research Park management, and third-party construction contractors, architects, and suppliers.
- Direct efforts of the Facilities Technicians, Contractors, and Facilities Management to meet internal facilities requirements to support day-to-day activities as well as expansion projects.
- Ensure internal requests related to Housekeeping, Assembly, Transport, HVAC, Plumbing, and Electrical are addressed and resolved.
- Direct building, HVAC, plumbing, electrical and painting repairs.
- Directs repairs and maintenance, in accordance with diagrams, sketches, operation manuals, and manufacturer's specifications, machinery and mechanical equipment, such as HVAC, refrigeration, water purification systems, and production equipment using hand tools, power tools, and precision-measuring and testing instruments, including preventive maintenance.
- Ensure Security measures meet requirements and are in place and functional.
- Collaborate with the Human Resources Department on recruitment activities, including workforce and IT requests, placement of job postings, schedule of phone and in-person interviews, and notification of job offers.
- Tracks, verifies, and completes employee action forms, including but not limited to performance evaluations, training, and development, and at times leads disciplinary meetings.
General Work Schedule: Business hours are generally 8:00 am to 5:00 pm Monday through Friday. This is a leadership position so business demands may require work outside
these hours.
Travel is not a significant component to this role but may be required on an infrequent basis.
Position Requirements...
Bachelor’s degree in Business, Construction Management, Construction Science, or related field with 5 years of Maintenance and/or Construction experience required. 10 Years of applicable experience is preferred.
Work Environment...
- This job operates in a professional Laboratory and office environment. Some areas require typical protection equipment (Eye protection, Gloves, Lab Coats, etc.)
- Significant time will be spent in under-construction spaces, and in areas necessary to building and building equipment maintenance.
- This role routinely involves standard office equipment, including computers, phones, photocopiers, filing cabinets, and fax machines.
- The noise level is generally moderate but highly variable and may include loud noises in construction areas.
- Primarily dominated English-speaking workplace.
- Attendance at the office is required.

Physical Requirements...
- This is a partially sedentary role; however, a short daily walk between buildings is required, and some filing is required.
- This position would require the ability to lift 50 Lbs. (If an object weighs more than 50 Lbs. ARL requires this to be a two-person job or the use of carts.
- Ability to sit and stand in front of a computer and/or laboratory equipment for extended periods, with intermittent twisting/bend to reach instruments or supplies surrounding equipment. Routinely stand and walk in the performance of duties.
- Ability to use hand strength and finger dexterity to perform grasping and fine manipulation of precise equipment.
- Operation of standard office equipment.
- Must be fluent in written and spoken English to receive and communicate information for standard and complex operations and emergencies clearly and accurately.
- Requires visual acuity to read and write words and numbers, and to see in the normal visual range, including the ability to distinguish colors and shapes with or without correction.
