Position Summary
Site Operations and Maintenance Service within a large consolidated clinical laboratory environment.
This role will work in the Laboratory facility’s high-pressure boiler, chiller, and utility plant and will be required to have good management, and multi-craft skills. Major equipment consists of four Cleaver Brooks 250+ HP boilers, three 700-ton York Chillers with related equipment and various other mechanical room HVAC systems and equipment.
This position is primarily Monday to Friday day shift, 6:00 AM to 2:00 PM with off hours on call emergency coverage duty for the boiler/mechanical rooms, and overtime shift coverage for PTO in the boiler room as necessary.
This position is considered essential and requires the employee to be able to come to work during all weather conditions.
Reports to Operations Manager or Director of Facilities.
Job Duties and Responsibilities
- Always follow safe work practices.
- Perform equipment tours of Boiler/Utility Plant. Record information onto tour sheets and Logbook with good handwriting.
- Perform all required duties of a Chief Engineer for a 1000+ HP High Pressure Steam, 700 Ton Chillers, and Mechanical Plant.
- Oversee the training, work, and duties of assistant chief, and two shift Boiler/Utility Plant Operators.
- Oversee scheduling of all shift work during operator PTO instances to maintain 365/24 coverage, to be accomplished through overtime of boiler operators, assistant chief, maintenance dept licensed operators, and chief as necessary.
- Schedule and coordinate all required inspections, ensure all inspections are performed and documented.
- Monitor site HVAC conditions and adjust or change parameters as needed in JCI/Metasys.
- Schedule and coordinate all preventive and corrective maintenance activities in the Boiler/Utility Plant. Ensure all performed work is documented in the facility CMMS (CX Alloy FM).
- Ensure that work orders are created for all work done by all personnel in the boiler/mechanical rooms.
- Review logbooks and tour sheets to look for operational deficiencies, anomalies, or loss of efficiency.
- Monitor the operation of all equipment and systems in the Boiler/Utility Plant, including water treatment operations; perform tests and adjust and repair as required to maintain efficiencies.
- Develop lists of and attempt to obtain spare parts for equipment and systems to reduce or eliminate downtime.
- Know how to respond to operational issues in boiler and utility plant and to run systems manually if necessary.
- Maintain an active New Jersey High Pressure Stationary Engineer’s license at a minimal level of a Red Seal.
- Obtain quotes and issue MR work orders for all contractor repair work for all equipment in the water room, boiler room, mechanical room, diesel generators, and fuel tanks and related equipment.
- Oversight of all contractor work in boiler/utility rooms, including PM contracts of all equipment including outside fuel tanks, fuel pumps, chillers, and generators.
- Experience in the operation of building HVAC systems and related equipment.
- Work overtime when necessary to cover PTO and perform on call duty for boiler/mechanical room as needed, other work as assigned.
Requirements/Minimum Qualification
- Strong knowledge and understanding of OSHA safety guidelines.
- HS/GED required with 5+ years maintenance and operations experience preferably in a laboratory setting.
- State of New Jersey Red Seal Stationary Engineer license, minimum of 7 years’ experience. A NJ Blue Seal license will be acceptable if candidate has strong experience and can obtain a Red Seal license within one year of hire date.
- Strong personnel management experience, customer service and teamwork skills.
- Strong organization, communication, and time management skills, and ability to respond effectively to changing demands.
- Computer literacy, and ability to find job related information online, and to call for technical support if necessary.
- Must have an in-depth knowledge of boilers, steam systems, heat exchangers, chillers, and related equipment.
- Ability to take initiative, operate independently, have strong problem-solving/troubleshooting ability, and persistence.
- Strong understanding of chemical water treatment and testing for boilers, closed loops, and cooling towers.
- Strong working knowledge of building automation systems, preferably JCI Metasys.
- Strong ability to interpret technical manuals, schematics, and building prints.
- Strong experience in basic plumbing, electrical, mechanical, and carpentry/painting skills, and ability to operate and use hand and power tools.
- Familiarity with fire protection and emergency power equipment and systems.
- Ability to climb ladders and use man lifts, work in hot or cold environments, work in confined spaces, wear half face respirators, be able to lift 50 lbs., and be able to bend, twist and stoop.
- Ability to communicate effectively in English with both written and verbal communication.
- Must be legally authorized to work in the United States.
