What You Get To Do
The Maintenance Operations Manager is responsible for overseeing the daily operations, efficiency, and quality of services provided to client businesses within the KNAPP on-site services. This role ensures that maintenance service teams are well-coordinated, performance-driven, aligned with client needs and also encompasses the financial aspects of service delivery, including but not limited to time and invoice management, as well as the efficient allocation of resources of all types. The Maintenance Operations Manager serves as a liaison and interface between KNAPP North America and maintenance sites at our customer locations, ensuring seamless delivery while optimizing operational workflows. This role places a special emphasis on ensuring compliance with and fulfillment of contractual obligations. Proactive measures must be taken to address any potential non-compliance and emerging trends that may lead to it.
Essential Functions and Responsibilities:

- Manage and coordinate on-site service operations for multiple client businesses across various industries.
- Ensure timely and efficient execution of service contracts while maintaining high-quality standards.
- Develop and implement operational policies, workflows, and best practices to improve service efficiency.
- Monitor real-time operational data and service performance metrics to identify areas for improvement.
- Serve as the primary point of contact for client businesses, addressing concerns and ensuring satisfaction.
- Conduct regular site visits and performance evaluations to ensure service effectiveness.
- Collaborate with clients to customize solutions, improve service delivery, and identify expansion opportunities.
- Handle escalations and implement corrective action plans to resolve service-related issues.
- Supervise and support on-site resident service teams, ensuring proper staffing and role allocation.
- Conduct training programs to upskill employees and align them with service standards.
- Set performance goals and conduct regular evaluations to ensure accountability and excellence.
- Foster a culture of teamwork, efficiency, and customer-centric service.
- Ensure all services comply with industry regulations, safety standards, and contractual obligations.
- Implement quality assurance programs and conduct periodic audits to maintain service excellence.
- Address any operational risks, safety concerns, or compliance issues proactively.
- Oversee budget allocation, cost control, and financial performance of on-site operations.
- Optimize resource usage to maintain profitability while delivering high-quality services.
- Track operational expenses and prepare reports for financial forecasting.
- Identify inefficiencies and recommend innovative solutions to enhance service delivery.
- Leverage technology and analytics to streamline operations and reporting.
- Work with the sales and business development teams to expand resident service contracts.
What You Have
- Bachelor’s degree in related field or equivalent combination of education and work experience
- 5+ years directly managing a team
- Excellent communication skills both written and verbal
- Demonstrated knowledge of KNAPP and third-party products
- Professional questioning and listening skills
- Strong attention to detail
- Ability to work well under pressure
Working Conditions and Environment:
- Travel required up to 35%
- Authorization to work in the U.S.
- Passport or ability to obtain passport
- Professional office etiquette is required at all times
- Ability to travel by air both domestically (US) and internationally (primarily to Austria and other parts of Europe as well as Canada)
- Physical requirements: sitting for long periods of time, standing, walking, climbing a ladder, speaking, visual acuity, finger dexterity, listening, reaching at arm’s length, and lifting up to 50 pounds.
