We are looking for you if you have experience with seismic, structural, mechanical, civil, environmental surveys, pre-construction document reviews, construction monitoring, desk reviews, report reviews, or document reviews.
This role requires 50% travel - boots on the ground - to be able to put your eyes on the buildings for assessment.

You will be primarily responsible for…
- Performing Property Condition Assessments (PCAs) nationwide as well as other property related services.
- Conducting walk-through surveys and assessments of major building systems, structures and foundations.
- Developing proactive solutions and estimating costs to remedy any physical deficiencies and publishing a written report detailing building conditions per ASTM Standards and client-specific scopes of work.
Specific Job Duties Include:
Site Inspections: Conduct thorough on-site inspections of buildings and properties to assess their condition.
Documentation: Record observations, take photographs, and document existing conditions of the property.
Evaluation of Systems: Assess the condition of structural, mechanical, electrical, plumbing, and HVAC systems.
Code Compliance: Check for compliance with building codes, regulations, and standards.
Cost Estimation: Estimate the cost of necessary repairs, replacements, and maintenance.
Report Preparation: Prepare detailed PCA reports summarizing findings, including any deficiencies, immediate repair needs, and long-term maintenance recommendations.
Client Communication: Communicate findings and recommendations to clients, providing clarity on property conditions and potential issues.
Risk Assessment: Identify and evaluate potential risks and liabilities associated with the property.
Historical Data Review: Review historical documents, including previous inspection reports, maintenance records, and repair histories.
Collaboration: Work with architects, engineers, and other specialists to gather additional insights or perform specialized assessments when necessary.
Requirements:
- Bachelor's degree (B.A. or B.S.) from four-year college or university in related field (Architecture and/or Engineering preferred)
- 3+ years of related experience performing Property Condition Assessments (PCAs). In lieu of degree, five years of related experience and/or training, or equivalent combination of education and experience.
- Combo experience (PCA + Phase I ESA) highly desired.
- Equity PCA experience a huge plus!!
- Experience in Facility Design, Building Construction, Assessments, and/or Maintenance Management.
- Valid driver's license required with no significant MVA points/violations (clean driving record).
- Must be able to meet the physical demands of the job.
- Must pass a background check/drug screen.
- Excellent verbal and written communication skills.
